Abu Dhabi is expected to have nearly 9,000 new units that are projected to be delivered in 2024, with around 8,000 slated for 2025, as per a market report by Reidin.

The UAE capital’s residential capital values will rise between 3 to 5 per cent in 2024, noted ValuStrat in its quarterly report. This steady growth is underpinned by a strategic phase of expansion. This year, they also anticipate that freehold villa communities, in particular, will see modest increases while apartment prices will remain stable, it added.

Abu Dhabi’s real estate offerings

The new year could also witness an increase in the number of homeowners, attributed to lower mortgage rates.

“Lower mortgage rates in 2024 could motivate aspiring homeowners to embrace ownership, potentially leading to a boost in mortgage transactions while off-plan transactions decelerate,” noted the report.

In terms of residential rents, both villa and apartment sub-markets could also achieve modest gains. This reflects the sector’s overall positive momentum, noted ValuStrat.

Abu Dhabi, continues to elevate its landscape with some of the most opulent real estate projects in the world.

According to Bayut, sales prices for luxury apartments and villas in Abu Dhabi’s premier neighbourhoods have increased by as much as 13 per cent in 2023.

SHA Residences, Al Jurf

Set to be handed over in 2026, SHA Residences blends luxury and wellness with the tranquil surroundings of Al Jurf.

With prices starting from Dhs4,600,000 for apartments and soaring to Dhs29,900,000 for villas, this development offers a variety of living options from cosy apartments to expansive three-level villas. Each residence combines elegance with environmental consciousness, utilising materials like marble, stone, and local woods.

Reem Hills, Al Reem Island

Reem Hills – a gated community is scheduled to handover apartments in Q2 2027. This project features a two-phase development of apartments and villas across six buildings unified by a shared podium and a design philosophy that layers living spaces with verdant touches.

Residents can choose from a variety of homes, including 1, 2, and 3-bedroom apartments, as well as larger 5 to 7-bedroom villas and 3-bedroom townhouses.

Slated for handover in Q4 2026, Mayyas at the Bay is an apartment complex with units starting from Dhs846,000. This 270-lot development spans eight stories, showcasing a minimalist architectural style with a multi-level façade that subtly mimics the silhouette of a ship.

Residents have a range of living options, from cosy studios to spacious one to three-bedroom apartments and larger two or three-bedroom townhouses, all finished with the best materials in the market.
